Offer a comprehensive approach to all stages of a building's life cycle

As an engineering and consulting expert specializing in the environmental performance of buildings, Sinteo has a unique, global and multidisciplinary approach.

 

"We are both a technical office and a consulting firm. We know how to bring a high level of vision and dynamism to bear, so that our two areas of expertise can coexist", explains Smaël Bouakaz, Deputy Director. Sinteo is involved at every stage in the life of a building, from programming to operation.

Acting for low-carbon real estate 

"Acting for real estate and low-carbon development" is Sinteo's leitmotiv, which revolves around two main areas.

Sinteo's core business is the operation of existing buildings.

There are 5 business lines, ranging from technical or energy audits of buildings to energy management, including certified project managementassistance in building operation: commissioning, start-up and monitoring within the framework of HQE (High Environmental Quality) standards in operation.

In addition, a specific advisory activity is dedicated to low-carbon and Socially Responsible Investment (SRI) in real estate.

Eco-construction which works on new-build projects and refurbishments of existing assets.

In this type of project, Sinteo advisesits customer on the project's orientations in order to meet its environmental ambitions, while taking its constraints into account.

Sinteo takes part in the design of structures with a global cost approach, then in the realization of projects through to acceptance of work.
The illustration of eco-construction takes on its full dimension on major renovation projects in urban environments, whether for offices, housing, shopping centers or larger-scale complexes (blocks or neighborhoods)

In this context, Sinteo carries out resource and waste diagnostics, aimed among other things at maximizing the re-use potential of construction products and materials. This division includes a range of environmental, thermal and fluid engineering skills, as well as an acoustic design office. Last but not least, the Urban Ecological Engineering department is staffed by ecologists and biodiversity specialists, whose mission is to protect and promote the development of local flora and fauna.

The collective of 70 "Sintéistes" based in Paris, Bordeaux and Marseille supports more than 250 customers and partners throughout France and abroad.

A tailor-made carbon trajectory for Allianz Real Estate

Sinteo has been working with Allianz Real Estate on energy performance issues for many years. The first collaboration involved energy reporting and the organization of environmental committees for tertiary leases over 2,000m². Then a second collaboration in 2018, extending the reporting to all tertiary buildings as well as residential units. By cross-referencing the knowledge accumulated on buildings and the end-of-lease probability data established, Sinteo was able to develop, during a third collaboration, a tailor-made tool to consistently distribute over time the work to be carried out to align the trajectory of real estate assets with the Paris climate agreements. As a result, carbon savings were projected between 2020 and 2040.

206 rue Lafayette, the sober renewal of a building complex

The challenge was to renew a listed building complex with a unique geometry combining new construction and renovation. For this project, the design proposed by Sinteo emphasized energy sobriety through bioclimatic considerations such as double-skin façades, the use and production of renewable energies (thermal solar panels and the Compagnie Parisienne de Chauffage Urbain - CPCU), the promotion of the circular economy (re-use/re-utilization of materials), green roofs and the use of wood structures. This combination of considerations helped to keep the project's carbon footprint under control.

Onet and Sinteo: a well-constructed history!

From time immemorial, people have built cities upon cities, using local resources and, in particular, materials obtained from the dismantling of older buildings. Doing better with less is now the rule in construction. Solutions exist and have proved their worth. Reuse is one of them. A commitment to reuse helps meet the challenges of resource efficiency, waste reduction and sustainability, and makes a significant contribution to reducing greenhouse gas emissions.

 

Since 2013, Onet has been drawing on Sinteo's expertise, creating a "Care building" approach consisting of a better understanding of the link between the building, the occupants and the professional activity. Sinteo thus supports its customers in assessing the in situ and ex situ reuse potential of their operations, and also assists them in integrating reused materials and equipment into their architectural projects, from programming to acceptance of the works.

 

Onet and Sinteo are working hand in hand to ensure that all their customers benefit from a comprehensive engineering and service offering.

 

In addition, Onet and Sinteo are working within INEC - l'institut national de l'économie circulaire - to imagine and promote the "circular" building of tomorrow, within the framework of cross-disciplinary projects.
